Background of the Study
Urban sprawl, the uncontrolled expansion of urban areas, is a phenomenon that poses significant challenges to land use management and sustainable development (Ibrahim, 2023). In Uyo, rapid urbanization has led to haphazard development, resulting in land use conflicts between residential, commercial, and industrial interests (Okafor, 2024). Recent studies highlight that urban sprawl contributes to environmental degradation, inefficient infrastructure use, and socio-economic disparities (Adeniyi, 2023). These conflicts are further intensified by inadequate planning frameworks and regulatory enforcement (Chukwu, 2025). This study investigates the causes and consequences of urban sprawl in Uyo, examining its impact on land use patterns, property values, and community dynamics (Olu, 2023). The research aims to provide a comprehensive analysis of urban sprawl and propose strategies for effective land use planning that promote sustainable urban growth.

Statement of the Problem
Urban sprawl in Uyo has led to significant land use conflicts, resulting in inefficient infrastructure, environmental degradation, and socio-economic disparities (Eze, 2023). The absence of robust urban planning and regulatory measures exacerbates these issues, leaving little room for harmonious development (Ibrahim, 2024). The lack of empirical research on the causes and impacts of sprawl hinders policy development and effective land management (Okwu, 2023). This study seeks to address these deficiencies by exploring the dynamics of urban sprawl and its conflicts over land use in Uyo.

Objectives of the Study:

  • To examine the extent of urban sprawl in Uyo.
  • To assess the nature and impact of land use conflicts.
  • To recommend sustainable land use planning strategies.

Research Questions:

  • What are the primary factors contributing to urban sprawl in Uyo?
  • How do land use conflicts affect urban development?
  • What strategies can mitigate land use conflicts and promote sustainable growth?

Research Hypotheses:

  • H1: Urban sprawl is significantly associated with increased land use conflicts.
  • H2: Inadequate planning exacerbates the negative impacts of sprawl.
  • H3: Sustainable planning strategies can reduce land use conflicts.

Significance of the Study
This study is significant as it provides a comprehensive analysis of urban sprawl and its impact on land use conflicts. The findings will inform urban planners and policymakers, facilitating the development of effective strategies for sustainable land management and balanced urban growth (Akinola, 2024; Udo, 2025).

Scope and Limitations of the Study:
This study is limited to investigating urban sprawl and land use conflicts in Uyo Local Government Area, Akwa Ibom State. It does not extend to other urban issues or regions.
